Realtor.com has released its annual list of the 50 hottest zip codes in America, and the only zip code in New York State that made the list is 14609, which came in at number 5.

More than half of this zip code covers the east side of Irondequoit. The other 40-plus percent is in the city of Rochester, where it includes Beechwood, parts of North Winton Village, and the Browncroft and Homestead Heights neighborhoods.

What are Realtor.com’s rankings based on?

The rankings are based on market demand, measured by the number of unique visitors per property on Realtor.com, and market momentum, measured by the number of days a listing remains active on the site. The hottest areas have high unique visitors per property and homes that sell quickly.

The new list reflects data from January to June 2024.

For this reason, Rochester’s zip code is on the list

The 14609 zip code has been on the list before, and Al Kerstein, Irondequoit resident and longtime broker with Howard Hanna Real Estate Services, isn’t surprised it’s on the list again.

“It is hot in this particular part of town and it has remained so,” he said.

He said he just sold a house on Colonial Road, at the corner of North Winton Road, for “well over asking price” after receiving several offers. (The sale is not yet finalized.)

The center of North Winton Village is a bit of a walk but still reasonably close. And because homes in this area are older, they tend to have aesthetically pleasing extras like fireplaces, built-in cabinets and glass doorknobs, “all nice touches” that buyers appreciate, he said.

In new construction, these things aren’t present “unless you’re building luxury properties and you specifically specify that,” he said. They don’t even make engineered wood floors like they used to. “Today they use wider pieces to reduce labor because they’re quicker to install.”

Among the top 10 hottest zip codes on Realtor.com’s list, 14609 has by far the lowest median home price at $151,000.

The fourth entry – the New York City metropolitan area’s zip code 07920 – has the highest average price at $967,000.

The hottest market on the list is the 43230 zip code of Columbus, Ohio, where the average price is $345,000.
