40 affordable housing units in Burien will be available next year at half market price

On Tuesday, construction crews were busy continuing work to build new, affordable homes in Burien.

The Miller’s Creek community on South 136th Street at Highway 509 already has water, sewer, electric and curbside hookups.

The next steps include pouring the foundations for the 40 new homes. Habitat for Humanity Seattle-King and Kittitas Counties (Habitat SKKC) said the homes will be priced between $300,000 and $400,000, according to KOMO News. The average home price in this area is over $800,000.

The 1,250-square-foot homes will include three- and four-bedroom units with 1.5 and 2.5 bathrooms, respectively.

The homes will not be ready for occupancy until summer 2025, but families can start planning now to move in on the ground floor and plan to purchase their own home.

To qualify for this project, families must have a total household income of 80% or less of the median income in the area.

For example, a family of four would need to earn $110,950 or less to qualify. Each buyer must also contribute at least $5,000 for a three-bedroom home and $6,000 for a four-bedroom apartment.

Habitat SKKC told KOMO News that enough money had been raised to build the Miller’s Creek community and keep mortgage rates affordable.

The average monthly payment, which includes mortgage, property taxes, insurance and HOA fees, is between $2,675 and $3,300 for the smaller units and between $2,875 and $3,500 for the four-bedroom homes.

The City of Burien’s affordable housing pilot program also helped make this new project possible.
